Inventory Check in
Check in
An Inventory is a full comprehensive detailed report, listing the property’s contents and current condition, prior to the start of a new tenancy and the tenants moving in. High resolution photos are taken during the inventory and are included producing simple, easy to read, pictorial reports. During the Inventory, we will carry out a smoke alarm and carbon monoxide alarm check, ensuring that the property has the required alarms in accordance with the latest legislations. If for any reason they are not present / not in working order, then we will immediately contact the estate agent or landlord to inform them and can replace them accordingly for a small additional cost. Gas, Electric and Water Meter readings are detailed within the report and accompanied by photos.
On the tenancy start day and after conducting the Inventory, we will meet with the tenants at the property to conduct the check in. This will include a brief walk through of the property, highlighting where the meters are located and hand over keys. All keys will be photographed prior to handover and included within the report.
Inventory & Schedule of Condition
The Inventory & Schedule of Condition is the same procedure as the Inventory & Check In, just simply minus the check in. Instead of meeting with the Tenants and handing over keys, our Inventory clerks will attend the property and carry out the full Inventory & Schedule of Condition as above. The keys will then be returned to the Agents / Landlord for the Tenant to collect direct.
Mid Term / Property Visit
A Mid Term / Property Visit is typically scheduled quarterly or every 6 months. We will visit the property to take note of the overall condition and cleanliness of the Property and to ensure that the Tenants are adhering to the Tenancy Agreement. Visual checks are made to ensure that the Tenants are not smoking within the property, have any pets without prior approval, and or are subletting the property. General observations will also be noted if the property requires any repairs or maintenance that the Tenants have not yet informed the agents / Landlord of yet. All smoke alarm and carbon monoxide alarms are checked and tested at this point, ensuring that all meet with the most recent legislations. Should any alarms not be located / in working condition, we are able to replace them accordingly for an additional cost. All our Mid Term / Property Visit reports are supported by high resolution photos.
Check Out
The check out is carried out at the end of the tenancy. Our clerk will liaise with the Tenant’s to arrange a time to meet at the property for handover of keys. Our reports will include an easy-to-read side by side comparison between the inventory check in and check out. The condition of the property is once again noted, factoring in fair wear and tear during the tenancy. Each individual item is checked against the original inventory, noting any damages / discrepancies found. Final meter readings are taken and clearly noted within the report. Upon completion, the keys are returned to the Agents / Landlord as instructed. The check out report is supported by a vast number of high-resolution photos to ensure that there is no room for ambiguity and provides further reassurance in the worst-case scenario that there is an end of tenancy dispute.
We can still provide a check out report even if the inventory was originally carried out by a different inventory company.
Smoke Alarms and Carbon Monoxide Alarms
Smoke alarms and carbon monoxide alarms are a legal requirement for all letting properties. Each property should have the correct number of working alarms, in line with the most recent legislations. All alarms will be tested to ensure that they are in working order prior to Tenancy commencing. We can replace both smoke alarms and carbon monoxide alarms if they are missing / not in working order.
Energy Performance Certificate (EPC)
It is a legal requirement for properties to have an Energy Performance Certificate prior to listing the property for rent or for sale. EPC’s are valid for 10 years. If you’re existing EPC has expired, or you require a new EPC prior to putting your property on the market. We have energy assessors available to provide EPC’s.
